Be it known that at the date hereunder written the last Will and Testament dated the - day of February 1886 and executed on the 11th day of February 1886 of Thomas Jeremy late of No 165 High Street Camden Town in the County of Middlesex, Tailor and hosier deceased who died on the 13th day of February 1886 at No 1 Denmark Place, Hastings, in the County of Sussex was proved and registered in the Principal, Registry of the Probate Division of Her Majesty's High Court of Justice, and that Administration of the personal estate of the said deceased was granted by the aforesaid court to George Thomas Cutchey of No 187 Bishopsgate Street Without in the said County of Middlesex, Gentleman, John Jeremy of No 187 Bishopsgate Street Without aforesaid Warehouseman the nephew and Maria Jeremy of No 165 High Street Camden Town in the said County of Middlesex Widow, relict, the executors named in the said will, they having been first sworn well and faithfully to administer the same.

This is the last Will and Testament of me Thomas Jeremy of 165 High Street Camden Town in the County of Middlesex Tailor and Hosier dated this (blank) day of February 1886

I appoint my Brother in Law George Thomas Cutchey of 187 Bishopsgate Street Without gentleman my nephew John Jeremy of 187 Bishopsgate Street Without Warehouseman and my wife Maria Jeremy (hereinafter called my Trustees) to be the Executors and Trustees of this my will

And I declare that all trusts powers hereinafter reposed and vested in my Trustees may be exercised by the survivors or survivor of them or the heirs & executors or administrators of such survivor or other the Trustees or Trustee for the time being of this my Will

And I appoint my said wife Maria Jeremy during her life and the said George Thomas Cutchey and John Jeremy their? (word illegible) Guardians of my Infant Children

I give and bequeath to my said wife the use and enjoyment of all my plate plated articles china linen pictures and prints and also the furniture and other household effects in and about the dwelling house or dwelling houses which I may occupy at the time of my decease - she keeping the said articles and effects insured against loss or damage by fire

And after the death of my said wife I give and bequeath my said plate plated articles china linen pictures prints furniture and household effects unto my Trustees upon trust to sell the same and divide the proceeds thereof unto and equally between such of my daughters as shall be living at the time of my decease and who shall attain the age of 21 years or marry under that age

And I direct that as soon as convenient after my decease an Inventory of such plate plated articles china linen pictures prints furniture and household effects shall by taken on Copy whereof shall by kept by my said Wife and the other shall be deposited with my other Trustees

And I give and bequeath all my wines liquors and consumable stores in and about my dwelling house at the time of my decease unto my said wife absolutely

And I also give and bequeath to her the sum of £50 to be paid within one calendar month after my decease

I give and bequeath to each of them the said George Thomas Cutchey and John Jeremy the sum of £20 free of Legacy duty

I give and bequeath the Leasehold dwelling house and premises situate and being No 163 High Street Camden Town aforesaid unto my said wife Maria Jeremy absolutely subject to the payment of the rent and performance of the covenants reserved by and contained in the Lease under which I hold the same premises

I give devise and bequeath all my real estate and my leasehold premises Nos 165 and 177 High Street Camden Town aforesaid and also the businesses of a Tailor & hosier carried out by me at the said premises and all my stock in trade and Book debts Policies of Assurance and other my personal estate not hereby otherwise disposed of unto my Trustees upon trust at such times under such manner as my Trustees shall think proper to sell call in and convert into money my said real and residuary personal estates or such part thereof as shall not consist of money and shall with and out of the monies produced by such sale calling in and conversion and with and out of such part of my personal estate as shall consist of money pay my funeral and testamentary expences and debts and the legacies bequeathed by this my will or any Codicil hereto and invest the residue of the said monies as hereinafter mentioned with power for my Trustees from time to time to vary such investments

And I direct that my Trustees shall stand possessed of the said residuary trust monies and the investments for the time being representing the same (hereinafter called the residuary trust funds) upon the trusts following (that is to say) In trust to pay the income thereof to my said wife during her life she thereout maintaining and educating such of my children as being sons shall be under the age of 21 years or being daughters shall be under that age and unmarried

And in case my said wife shall die before all my children shall have acquired vested interests in the residuary trust funds as hereinafter mentioned then my trustees shall out of the said income pay and apply such annual sums as they may think fit for or towards the maintenance and education of such of my children as shall for the time being not have acquired such vested interests as aforesaid and shall accumulate the surplus of such income in the way of compound interest by investing the same and all the resulting income thereof

And subject as aforesaid I direct that my Trustees shall stand possessed of the residuary trust funds In trust for all my children who being sons have attained or shall attain the age of 21 years or being daughters have attained or shall attain that age or marry in equal shares and if there shall be only one such child the whole to be in trust for that one child Provided always And I hereby authorize and empower my trustees should they deem it advisable so to do to carry on the businesses of a Tailor & Hosier carried on by me at Nos 165 & 177 High Street Camden Town aforesaid or either of such businesses for such period as my Trustees shall think proper with liberty for them to use and employ in the said businesses or either of them such part of my Stock in Trade and residuary estate or the proceeds thereof as they may think fit and with liberty for that purpose to resort to any accumulations of income or profits which may have arisen under the direction to accumulate hereinbefore contained and with liberty also for my trustees to employ any or either of my sons or any other person or persons to be the manager or managers of the said businesses and also to employ such assistants and servants in the said business to pay and allow to such manager or managers assistants and servants such salaries and wages and generally to conduct and carry on the businesses in such manner as my trustees shall in their discretion think fit.

And I direct that so long as the said businesses or either of then shall be carried on by my trustees the clear profits thereof shall form part of the income of my residuary estate

And I direct that if any loss shall be incurred in the carrying on of my said businesses or either of them such loss shall be born and paid out of my residuary estate

And I further declare that if the said businesses or either of then shall be carried on by my Trustees as aforesaid and they shall afterwards deem it desirable to sell the same or either of them then I direct that my trustees shall in the first place offer the said businesses or either of them for sale to any one or more of my sons who may have attained the age of 21 years and if all my sons shall decline such offer or be under the age of 21 years my Trustees shall sell the said businesses or either of them to any person or persons and in such manner as they may think fit.

And I declare that each of my sons to whom an offer of sale shall be made as aforesaid shall be allowed one month within which he must either accept or decline such offer and if he shall not accept the same within such one month he shall be deemed to have declined it

And I further declare that if either of my sons shall accept the said offer the price to be paid for the said businesses so agreed to be purchased shall be ascertained by the Valuation of two indifferent persons one to be named by my Trustees and the other by the purchaser or in case of their disagreement by an Umpire to be chosen by such two Valuers and if either party shall fail to name a Valuer or to notify it in writing to the other party for the space of 10 days after the day on which the offer shall be accepted or if the Valuer named by either party shall refuse or neglect to act then the valuation shall be made by the Valuer of the other party alone

In case either of my said sons shall elect to purchase the said businesses or either of them under the option hereinbefore given I authorize and empower my Trustees to give such time for payment of the purchase money and to take and accept such security for the payment thereof as they shall think fit.

Provided always that no purchaser under this my will shall be obliged or concerned to see or enquire whether the businesses or either of them have or has been duly offered for sale to my sons as hereby directed nor whether any such offer shall have been accepted or declined nor as to the ages of my sd sons nor shall the title of (of) such purchaser be afterwards impeached on the ground that the said businesses or either of them had not previously been duly offered for sale as aforesaid or that any such offer (if made) had not been duly declined

And I further declare that if either of my said sons shall purchase the businesses or either of them as aforesaid my Trustees shall either let the house & premises in which such business is carried on to such son for such term as my Trustees may be able and at a rent the amount of which shall be determined by valuation in the same manner as is hereinbefore directed with regard to the purchase money of the said businesses or sell their interest in the premises to such son at such price as may be ascertained by valuation as hereinbefore directed.

Provided always that if any of my said children shall die in my lifetime leaving a child or children who shall survive me and being a son or sons shall attain the age of 21 years or being a daughter or daughters shall attain that age or marry then and in every such case the last mentioned child or children shall take (and if more than one equally between them) the share which his her or their parent would have taken of and in the residuary trust funds if such parent had survived me and attained the age of 21 years

And I declare that my Trustees may raise any part or parts not exceeding together one moiety of the expectant share of any child or grandchild under this my will and apply the same for his or her advancement preferment or benefit as my Trustees shall think fit

And I also declare that my Trustees may postpone the sale & conversion of my real & residuary personal estate or any part thereof for so long as they shall think fit & that the rents profits & income to accrue from and after my decease of and from such part of my estate as shall for the time being remain unsold and uninvested shall after payment thereout of all incidental expenses and outgoings be paid & applied to the person or persons & in the manner to whom and in which the income of the monies produced by such sale & conversion would for the time being be payable or applicable under this my Will if such sale & conversion had been actually made

And I also declare that my Trustees may let any hereditaments for the time being remaining unsold either from year to year or for any term of years not exceeding 14 at such rents and subject to such covenants as they shall think fit but without prejudice to the direction hereinbefore contained as to granting an Underlease of my said business premises to any son of mine who may purchase the said business and may accept surrenders of Leases and tenancies and generally may manage the same in such manner as they shall think fit

And I also declare that all monies liable to be invested under this my Will shall be invested in or upon any stocks funds or government securities of the United Kingdom only

And I hereby declare that my Trustees may in their uncontrolled discretion instead of acting personally employ and pay a solicitor or any other person to transact any business or do any act of whatsoever nature required to be done in the premises including the receipt and payment of money and that any Trustee hereunder being a solicitor or other person engaged in any profession or business may be so employed or act and shall be entitled to charge and be paid all professional & other charges for any business or act done by him or his firm in connection with the trust including acts which a Trustee could have done personally

And lastly revoking all former and other testamentary dispositions made by me I declare this to be my last Will and Testament

In Witness whereof I have to this my last Will and Testament written & contained in this and the 12 preceding sheets of paper set my hand
